While being a property owner I realized there was a need for a single/multi Family aparmtent magazine! All publications out catered to properties for sale, but didn't cater to the types of properties I owned, or to the tenants I needed to attract for my properties! Although the local newspaper has had hundreds of rental properties in the paper in the past, that number has drastically declined, not to mention the copy is black and white. If there are images, they are somewhat poor quality. Another issue with the newspaper method is that it is too expensive! If the average aparment cost $800 per month and it is not rented, the homeowner has to foot that bill. If a homeowner is paying almost $200 per week for a line ad and that is only going to run friday to sun, (and most homeowners were placing there ads for 3 to 4 weeks per month) the homeowner is now out nearly $1,600. Craigslist is a great and wonderful tool, however, you need to be in front of a computer with internet access and possess minimal computer knowledge, not to mention if you are a homowner you must upload your ad pretty frquently due to the amount of postings that are added to the site daily. Another thing, you need to be cautious of spam and scams! Property management companies are great for all parties. If you can afford to pay a property managament company, you can pass some of the stresses of being a property owner on to the company; such as vacanties, finding tenants, maintenance, repairs, evictions and so on, as long as you can afford one in your budget! However, some homowners cannot afford to pay for a property manager or they would rather be more involved in finding and processing there tenants and property, like myself, not to mention that the normal cost of a property manager is one months rent (cost vary between companies). Now we all know that the country is in a recession and print publications are folding around us on a regular basis but, there is a huge demand for housing, specifically apartments for rent! Our demand has increased expedentially, home foreclosures are still increasing as we speak, and both homeowners and tenants are being forced out on the street! Our solution you ask? Very shortly tenants will be able to view potential "PADS" from the comfort of there couch...stay tuned...
